Most KOA Tent Sites offer a level, dry campsite with a solid picnic table, fire ring, nearby restrooms and showers and the freedom to stretch out. But we don’t stop there. At KOA Journey, KOA Holiday and KOA Resort Campgrounds, you can now find spacious Premium Tent Sites with large, well-defined and comfy areas for your tent, along with ample parking and your own electric hookups for easy recharging. There’s even a pole-mounted KOA “site light” that you can turn on and off. We’re even developing ultra-comfortable and affordable Patio Tent Sites that will give tenters their own surfaced patio complete with gas grills, fire rings and patio furniture.

RESERVATION POLICIES

PAYMENT

All nightly and weekly reservations require a deposit of two nights or half of your stay, whichever is greater. Monthly reservations require a deposit of $500. Any balances are due upon arrival. Personal checks are not accepted at check-in.

CANCELLATION POLICY

Nightly/Weekly Stays: No refunds are given on or after arrival. Cancellations made at least 7 days in advance will be refunded in the form that was used for payment. Deposits will be forfeited for all reservations cancelled less than seven days prior to your arrival date.

Monthly Stays: No refunds will be given on or after arrival. Cancellations made at least 45 days in advance will be refunded in the form that was used for payment. Deposits will be forfeited for all reservations cancelled less than 45 days prior to your arrival date.

Early check-in may be available for $25; contact the resort office the morning of your arrival for availability. Late check-outs may be available for $25; check with the resort office on your day of departure for availability. Any guests that have not shown up 24 hours after their check-in time, and have not made prior arrangements with the resort staff, will be considered a no-show reservation and forfeit their deposit.

All site numbers are subject to change prior to arrival unless a site lock fee was paid with your reservation. All RV types are permitted unless prevented by specific site constraints. Tents and conversion vans are only permitted on designated tent sites. Only one pup tent may act as a secondary unit on a site, and must be taken down during the day. Dining canopy tents are permitted, but may not be up in conjunction with a pup tent.

PERMITTED OCCUPANTS

All reservations have a maximum of 6 guests unless otherwise stated. Rates are based on the maximum occupancy of the site. The individual reserving the site must be a minimum of 18 years of age.

Electricity

GUESTS

Campers are responsible for their guests and visitors. Each guest and visitor must register at the welcome center and pay the guest fee, which is $10 per person, per day. Guests may stay overnight following their day access.

ADVANCED RESERVATIONS

Reservations for the upcoming year will open by March 15, or September 15, depending on the resort location. We recommend booking before you leave as sites can fill up quickly.

AMENITIES & FACILITIES

Please remember that all amenities are on a seasonal and weather dependent schedule that may have limited hours during the spring and fall. We reserve the right to close any facilities at our discretion without prior notice. Please refer to posted rules and regulations throughout the property for additional information on our amenities. Specific locations require guests to display their property-issued wristband at all times while on site, as well as for access to amenities.

GENERAL RULES

QUIET HOURS

Our quiet time is from 11 p.m. - 8 a.m. daily, but please be courteous to your fellow guests during all hours of the day. During quiet hours, there is no loud taking, loud radios, loud televisions, or other loud noises allowed. The use of generators is also prohibited. We do enforce a curfew - anyone under 18 years of age may not leave their site or rental after 11 p.m. unless it is to and from restroom facilities accompanies by an adult.

RESPECT YOUR NEIGHBOR

Please be considerate of your neighbors' privacy and space. Do not walk on, or pass through, the site of another guest. Respect our local culture, wildlife, and other guests. Please be mindful of our local bylaws and conservation of resources. Refrain from any inappropriate language and actions with respect to race, religion, sexual orientation, and politics. The presence of any controversial language, actions, visuals, or symbols that may be deemed offensive or inappropriate (e.g., confederate flag, swastika, racial slurs, etc.) will not be permitted on our property

SMOKING & ALCOHOL

There is no smoking allowed in vacation or cottage rentals, restroom and shower facilities, indoor facilities, common areas, or any outdoor amenities. Smoking is allowed on your own site as long as it is done so in a way that will not directly or indirectly impact the experience of other guests. Alcohol is permitted by legal drinking age adults at your site or rental, as well as throughout the resort if concealed. Alcohol must be consumed in a responsible manner. Illegal drugs are strictly prohibited.

PICNIC TABLES & FIRE PITS

Each site is provided one picnic table, as well as one fire pit if allowed by local regulations. Please do not burn or leave trash in fire pits, and please do not move fire pits without permission from the staff. All fires must be contained to the pit/ring, and campfires are permitted from 8 a.m. to midnight. Never leave a fire unattended. County bans may occur and will be posted at the office.

PETS

Hookup

We are a pet-friendly resort, but pets must be walked on a leash, may not disturb other guests, and must be cleaned up after by owners. There is a maximum of two per pets per reservation with a $50 nonrefundable fee per reservation for any pet in a vacation or cottage rental. Pets are the responsibility of the owner. Management reserves the right to restrict disruptive or aggressive pets. All pets must also be up to date on vaccines, and copies of pet vaccine records must be available upon request. Upon check-in, please notify the office of your pets if you have not already added them to your reservation during the booking process.

GARBAGE & RECYCLING

Any garbage and recycling are to be put in the designated areas, garbage bins, and recycling receptacles located on the resort map at locations that offer these services.

SEWER HOOKUP

All sewer hoses must be undamaged, and sewer connections must be tight. Replacement sewer hoses and sewer donuts can be purchased at the welcome center.

WASTE WATER

The discharge of any waste water (septic or grey water) is strictly prohibited. Violators will be subject to a fine and possible eviction from the property. Formaldehyde products are not permitted.

PARKING & RESORT ROADS

Campground Electrical Hookups

Two vehicles are included with each reservation. Additional vehicles are $10 per day and subject to availability of parking in designated areas. All vehicles must have a parking pass from the office upon check-in. Please ensure your guest tag is visible at all times with your proper departure date. Towing is enforced. All guests must stay within resort property boundaries. No trespassing on neighboring land is permitted.

SPEED LIMIT

Please obey posted speed limits on property. Failure to obey speed limits may result in removal from the property without a refund.

TRANSPORTATION

Non-motorized skateboards, scooters, roller blades, and roller skates are permitted to be utilized as long as they are done so in a safe and quiet manner. Motorized items such as drones, motorbikes, hover boards and similar motorized recreational items are prohibited. UTVs, ATVs, and large terrain vehicles are prohibited excepts when connecting to adjacent trails, which are only available at select locations.

GATE ACCESS

Any lost or unreturned gate cards will result in a $25 replacement fee. Gate access cards are only applicable at specific locations; not all locations are gated, or require a gate card.

GUEST-OWNED GOLF CARTS

Guests shall comply with all of the following rules governing the use of guest-owned golf carts:

  1. Each guest owning a golf cart is solely responsible for ensuring that all operators of the golf cart are a minimum of 16 years of age and possess a valid driver's license (moped licenses, learning permits, etc. are not acceptable).
  2. Guest-owned golf carts must have their lights (if equipped) turned on at all times while in operation after sunset.
  3. Guest-owned golf carts shall not be operated during quiet hours from 11 p.m. to 8 a.m.
  4. Guest-owned golf carts must be operated properly. Horseplay, racing or other misuse of guest-owned golf carts will not be tolerated. Guest-owned golf carts are to be operated on blacktop or gravel roadways only. No driving through RV sites or other restricted areas. OPERATION OF GUEST-OWNED GOLF CARTS WHILE CONSUMING OR UNDER THE INFLUENCE OF ALCOHOL, MARIJUANA OR ILLICIT DRUGS IS STRICTLY PROHIBITED.
  5. A guest-owned golf cart's maximum seating capacity must never be exceeded. Operators and passengers of a guest-owned golf cart must be seated at all times while the golf cart is in motion.

BIKES

Don't forget your bike helmet. In addition to following local regulations, we recommend that all riders wear a helmet while riding a bicycle. Bike riders must obey the same rules of the road as a motor vehicle. When operating a bike after sunset, you must have a light on both the front and back of the bike. These lights may be purchased from the welcome center or store.

FIREWORKS

The use of fireworks, including sparklers and explosives of any kind, are not permitted under any circumstances. Anyone caught with fireworks may be asked to leave the premises without a refund.

Tent

FIREARMS & WEAPONS

Guests must obey all federal, state and local laws regarding the ownership and possession of firearms. Firearms are not permitted in any property buildings or common areas. The only exception is that guests may have a firearm in a locked, private vehicle in parking areas if permitted by law. The discharge of firearms, BB guns, air guns/rifles, or similar devices is strictly prohibited.
